Anyone Finding Fresh Rubs?

I have a nice piece of property to hunt, and have been out and about on it more than a few times this month.  I have found trails that seem to be used very frequently, judging by the lack of vegetation on them, and the number of tracks.  There are rubs galore on small 1" to 3" size trees all over the place, but those are all a couple years old.  Trail camera pics show deer but all does and fawns so far.  (and coyote)  What is bugging me, is I have yet to find a fresh rub.   I'm more north than most here, but still south of Route 90, and I think I should be seeing fresh rubs by now. 

Any thoughts?

im no scouting expert but down here in Orange county I dont ever recall seeing any fresh rubs this early ..... i usually dont see any until octoberish .....

Found a couple, but many bucks are still in velvet, which seems really late to me. It will pick up after cooler weather
